Unlike other companies that confuse you with their fees and commissions, at Deluca&Co, we maintain a policy of total transparency. We believe in a relationship where our income is directly linked to the success of our clients.
That is why we only charge a commission of 18%+VAT on the turnover of the properties we manage, which includes all of our professional management services.

The cleaning and laundry expenses are paid by the owner, but their cost is assumed directly by the guests in the price total and is outlined in detail, in the advertisement of the property. The guests will see on one side the price of the stay and on the other, the cleaning and laundry expenses that they will have to pay when making the reservation.
Yes! All additional services that we offer through third parties are optional and can be managed by the owners.
Yes, of course, but we recommend that you keep them locked in a private room or in an off limit, secure storage space.
Of course! In case you want to have your property free on specific dates of the calendar for personal use, you can let us know through any of our communication channels and we will proceed to block the availability for the requested dates. Please note that during the months of high season, June, July, August and September, commission fees for our services for the said dates will still be applied and will be calculated based on the price published at the time of blocking those dates in the calendar.
We always rely on 3 lines of protection:
- The insurance of the rental platform. The portals or platforms where we publish your home (AirBnB is an example) have their own insurance. If a guest damages or breaks something, we take care of the claim so that the insurance will repair or pay for the damage.
- Deposit. There are times when we ask for a deposit from tenants, usually for longer stays, before they enter the property. If they damage anything, we will deduct the corresponding amount from their deposit.
- The landlord's home owner insurance. We always recommend that you have homeowner's insurance. There are instances where we cannot file a claim against the tenants: if the wind breaks a window or an awning blows off, etc. In these cases, it is the home owner insurance that covers the damages. We will take care of the insurance claim on your behalf.
Deluca&Co advertises the properties it manages on all the major tourist portals (OTAs), such as Booking, AirBnB, Expedia, Vrbo, etc, as well as on its own website.
The different portals, such as Booking, AirBnB, etc., are responsible for charging guests for their bookings. Each property has the owner's bank account number associated with it so that all payments or charges for the reservations, are transferred directly to it.
Depending on the portal, some payments or charges are sent during the guest's stay and others, once the guests have already left.
You will need: Tourist License of your property, ID of the signatory or legal representative, IBAN of the beneficiary, insurance policy of the property and, in case you are interested in the temporary rental, you will also need a civil liability insurance.
A tourist license is a legal document that allows owners of tourist rental properties to operate in a legal and regulated manner.
Tourist accommodation is considered to be any and all property, regardless of its type, the use of which is granted for a fee, on a regular basis, under the condition of immediate availability, for vacation or leisure purposes.
Obtaining a tourist license is mandatory in most cities in order to offer a property as a vacation rental. Failure to comply with this requirement may result in fines and penalties for the owner.
All the announcements or publications that are made of such property, must include the number of registry and its category. In other words, without a Tourist License it will not be possible to advertise the property on rental platforms such as AirBnB, Booking, etc.

The standard contract is for 2 years and can be extended.
A priori, the contract cannot be broken except in very specific cases of necessity or emergency. However, if a personal unforeseen event occurs and your situation requires that the contract be broken, we will meet to evaluate it and solve it. We truly believe that good and sincere communication is fundamental, and through it, we will always find a solution.
