New N2 Program for Submitting the Short-Term Rental Information Form 📃🏘️

The Electronic Headquarters of the Registrars of Spain has launched the N2 application, aimed at landlords who obtained a Unique Rental Registration Number (NRUA) in 2025. This tool allows them to complete and submit the new short-term rental information form to the Property or Movable Assets Registry, in compliance with Order VAU/1560/2025 on temporary rental data.

The program helps hosts and landlords manage their annual contract information, ensuring that the data conforms to the format required by the administration. The N2 application is mandatory for those who obtained an NRUA in 2025 and requires listing, for each Unique Registry Code, all rentals started, specifying the NRUA, the purpose of the rental, the number of guests, and check-in and check-out dates.

Users enter their data into the program, which generates an XBRL file according to the official taxonomy developed by the Ministry of Housing and Urban Agenda. This file can be submitted mainly online through the electronic headquarters, though there is also an option to submit it in person using a form generated by the application.

The deadline to submit this form in 2026 is from February 1 to March 2. Failure to comply will result in automatic revocation of the NRUA, which entails the cancellation of the marginal note and the legal inability to rent the property through online platforms.

To ease the transition, the Electronic Headquarters provides manuals and videos that guide users on downloading, installing, and using the N2 application.
